Auckland’s short-term rental accommodation bed tax (APTR)

The recent introduction of APTR (Accommodation Provider Targeted Rates)needn’t put you off listing your property. APTR is simply a cost like any other and Toodle can suggest the rate you should set for your property to take this cost into consideration. And because APTR is applied as a sliding scale that reflects how many nights your property is booked in a year we keep you informed on how you’re tracking. Toodle can look after all guest engagement.

If a completely hands-off experience is important to you we can look after everything.

Our services include:

  • Depending on your property’s location, we can personally meet your guests on arrival, if that’s your preference, or alternatively provide a secure key dropbox on location so guests can retrieve their key when they arrive.

  • Cleaning up after your guests, using our own professional cleaners who know exactly what to do to make sure your property is ready to welcome your next guests or you back into your own home. 

  • Toodle provides a 5-Star hotel-grade linen and towel service to ensure every guest begins their stay with professionally laundered sheets and bathroom towels. We also make sure a welcome pack of tea, coffee, tea towels, bathroom necessities and toilet rolls are in place for every new booking.

Includes: advertisement creation and listing of your property on multiple booking websites; listing rate determination in conjunction with the property owner; and professionally crafted advertising copy.

Standard Service:

What we include in our Standard Services as part of our 15% +gst fee:

  • Continuous booking rate review to maximise the income from your property

  • All guest engagement including booking queries, phone and email correspondence and feedback review

  • Organising access/key transfer or arrangement of a secure key dropbox on site

  • Collection of booking payments

Guest Charges:

The following services are recharged to guests (as required):

  • Linen service

  • Property cleaning

  • Breakfast (for 2 guests): $50 +gst per night

  • Breakfast (per additional guest): $25 +gst per night

  • Concierge services i.e. airport transfers/flowers: As quoted and agreed

Individual prices per property will be determined as part of the initial property inspection.

Optional Services:

These Optional Services are provided in addition to Toodle’s Standard Services. They are available to help you with the on-going management and servicing of your rental property, or as a value-add that can be offered to your guests:

  • Professional photography of your property: includes art direction, shoot management, and ‘soft’ propping. $POA (dependent on property size and location)

  • Deluxe Replenishments: shampoo, conditioner, body wash, bathroom, kitchen, cleaning and laundry staples. $2 +gst per bedroom, per night

  • Standard Replenishments: bathroom, kitchen, cleaning and laundry staples. $5 +gst per booking

  • Guest host service (Auckland CBD): $30 +gst per guest check in

  • Arranging property maintenance: 10% +gst of total cost

  • Home dressing and furniture package: As quoted and agreed

  • Formal property report: including any recommendations for improving the property’s attractiveness to guests. $POA

  • Real-time access to reporting and future bookings for your property ($25+GST per month)
